FACILITY DECARBONIZATION STUDY: BU'S 3-5 CUMMINGTON MALL

CHALLENGE
Boston University (BU), with support from National Grid, engaged B2Q Associates (B2Q) to conduct an engineering consulting study at 3-5 Cummington Mall, encompassing the Physics Research Building (PRB) and the Biology Research Building (BRB). BU’s Climate Action Plan aims for carbon neutrality by 2040, with a target to reduce building energy demand by 31% by 2032. Our team was tasked with evaluating the existing HVAC infrastructure for potential facility decarbonization measures (FDMs) to reduce emissions associated with the building’s operation. Another challenge was addressing the diverse space types within the buildings, which include wet labs, dry labs, office spaces, classrooms, multiple aquariums, and a machine shop, all served by various terminal equipment combinations.
OPPORTUNITY
B2Q Associates conducted a comprehensive analysis focusing on the technical and logistical aspects of the project. Our approach involved evaluating the feasibility, potential energy savings, and cost estimates of three facility decarbonization measures (FDMs). We proposed a partial electrification strategy for the hot water system to allow for the reuse of much of the existing infrastructure. Additionally, we identified opportunities for broader building electrification and energy conservation measures.
RESULTS
B2Q’s efforts culminated in a detailed report and calculations advising BU on the most viable decarbonization measures for the buildings. This report included a thorough evaluation of the proposed FDMs, cost estimates, potential energy savings, and recommendations for implementation. Although BU initiated a controls upgrade project independently, our findings supported ongoing efforts to enhance HVAC control and improve overall energy efficiency. Our guidance positions BU to make informed decisions towards achieving their carbon neutrality goals.
